A renter recently approached Reddit with questions after their landlord threatened them with eviction over a minor cleaning oversight. The Reddit user, who posts under the username MelloeSkye, reached out to the r/Renters community to ask if the threat was reasonable after a routine inspection in their Wyoming apartment. The situation began when the tenant had an apartment inspection. While they had cleaned and vacuumed the space, they admitted to missing a few spots in the kitchen because they were in a rush. They explained, “I had made some banana bread and some of the batter got on the floor, it was a similar shade as the linoleum so i didn’t notice, plus some spots on the counter where i had a small spill, maybe some crumbs.” According to the tenant, this was enough for the landlord to deliver a warning. “When they inspected today, my landlord said she was ‘Tired of doing this with me, and that next time it would be an eviction notice.'” The tenant also mentioned a previous incident from over a year ago where they received a cure or quit notice following a difficult time during a depressive episode. They noted, “I cleaned it up, apologized, they cleared my apartment and let me stay” Reddit was confused about what triggered the threat The tenant’s primary question was, “Im just wondering if its normal for a landlord to be so angry at a small mess in an apartment thats lived in.” The Reddit came with support more than answers. User NotYourGa1Friday asked, “Did your landlord say the issue was the kitchen? The kitchen looks fine to me.” Another user, NoNamesLeft998, expressed sympathy regarding the tenant’s past struggles and remarked, “It almost seems like she’s still holding that against you, based on your photos. This is a lived in kitchen. It’s not ready for a photo shoot, but it’s not a disaster.” Landlord threatened Eviction after inspection. Bulky_Designer_4965 commented, “I would not be surprised if he wants you to leave to raise the rent for a new tenant,” while nancylyn added, “I’ve never in my life had a landlord inspection for cleanliness. That’s really unusual and it sounds like your landlord is nuts or wants to throw you out.” User Ham_Fields was particularly blunt, stating, “this is insane behavior. evicting someone for existing in an apartment is f—-n nuts.” A self-identified property manager then weighed in on the legal side of things, noting, “Unless the cleanliness is causing a pest issue it’s really none of the landlords business. You would absolutely win if they tried to take you to court and tried to evict you for this.” Per Hemlane, under the Wyoming Residential Rental Property Act, the legal framework for evictions is quite specific. Landlords must adhere to a formal process, which includes issuing proper notice. For lease violations, this notice period can be up to 30 days, providing the tenant an opportunity to rectify the issue. The site notes that the process involves multiple steps, including filing an eviction suit in county court, serving the tenant, and attending a court hearing. A judge would ultimately decide if the landlord has grounds for an eviction order. According to Hemlane, common grounds for eviction in the state include non-payment of rent, significant lease violations, or illegal activities on the premises. Minor, everyday messes typically do not fall under the category of significant health or safety violations that would warrant an immediate eviction. After the conversation on Reddit, the tenant put up an update, writing, “Basically from what Ive gathered is that she was wrong about threatening eviction over the kitchen, but that I can definitely do a better job cleaning. I’m going to move out once my lease is up, and get a cleaner to come through once and month and on top of that do a better job cleaning for my own sake.” In the post, they had also wondered about why the Landlord seemed against them, and pointed to a past interaction. They wrote, “I’m also wondering if it’s because I didn’t want to be friends with her son, because he showed up at my apartment unannounced around Christmas and I’m very kept my distance since then.” It can be really difficult dealing with some landlords. Earlier this year, one Michigan tenant asked her landlord to clear dead birds from the attic, only for him to retaliate by stripping naked in front of their security camera. Then again, for every questionable landlord, there are those like the California landlord who not only sent out a notification of a rent change, but also paid the tenant the difference for the time stayed.
