To be fair in some cultures it's polite and normal to be blunt. He's probably stating preferences because he may be new to the system and assuming he gets a choice. I agree wanting a swimming pool or spare room is probably too picky if you are on the steets, but he may be couch surfing or in a motel or somewhere that he can stay a while. And he hasn't said he isn't planning to pay.
