Mumbai’s rapid infrastructure expansion is reshaping residential demand and property prices across the city and MMR, with projects such as the MTHL, Navi Mumbai International Airport, Coastal Road, Metro network and Goregaon-Mulund Link Road improving connectivity and widening housing catchments. Areas including Chembur, Mulund, Bhandup, Thane, Kandivli, Malad and Borivali have seen property prices rise by around 10–12% over the past two years, experts said.
