Maybe the child goes to daycare during the day? So naturally she'd probably come home and want to play in her room, especially if that's where her toys are kept. But OOP says she'd be amenable to having the child play in the living room, presumably to give the renter privacy. Oh geez! As I typed the above about where the child's toys are kept, it struck me...if this is primarily a toddler's room, what do you want to bet it's decorated in toddler-friendly themes and the kid's toys are all over the place?? Probably the mom thinks that she can just stick a single/twin bed into the little one's room, leave everything else as is, and that will be enough for some grateful student... With their luck, they'll probably even be expected to share a small closet with the kid. 🤦
