The D.C. council has announced that they have received the final proposal that will see the area transform the 180-acre RFK Campus into a mixed-used destination. The plan, which is anchored by a 70,000-seater stadium that will become the new home of the NFL‘s Washington Commanders, is now subject to review by the council. The Commanders first released renderings of the arena – with a target opening date of 2030 – back in January, before unveiling more detailed images of the stadium’s interior earlier in September. The Commanders have committed to investing a minimum of $2.7 billion into the project, marking the largest private investment in D.C.’s history. The entire $3.8 billion project – with the government contributing an additional $1.1 billion – has divided the RFK campus into six districts, all serving a unique purpose. “Yes, we will have world-class sports,” D.C. Mayor Muriel Bowser said. “Yes, we will have great parks. Yes, we will have better connections to the Anacostia River. Yes, we will have youth sports. “But most intriguing for today’s discussion is all the new housing and jobs that will be created in addition to our sports complex.”The project is expected to create 6,500 new homes, of which 30 percent (just shy of 2,0000) is expected to be constituted as affordable. Furthermore, the final plan proposes that five of the six districts of the 180-acre area will include a combination of commercial development, parks, and recreational uses. In total, the project is estimated to create 30,000 construction jobs, and 2,000 permanent jobs once the project is complete.Additionally, there is growing optimism that the mixed-use development project will generate approximately $24.2 billion in total economic output, as well as an additional $5.1 billion in tax revenue for the District.Jayden Daniels and the Commanders will soon have a new homeGettyThe Commanders have now shown what the interior of their stadium will look likeWashington Commanders / HKS“The bottom line: What they wanted was something that enhanced their neighborhood,” Bowser added. “They wanted these 180 acres to be used productively to create homes and housing for D.C. residents and jobs for D.C. residents and to help us right our economy. “As our economy shifts and you have fewer or less federal activity, we have to have more of everything else, and that includes hospitality, sports and economic development.”The newly-improved plan also addresses community feedback about the increased accessibility of the Commanders’ new stadium, whose exterior bases its design on the Lincoln Memorial and the iconic skyline of the nation’s capital. It has done so by offering brand new information on the WMATA’s planned Gold Line Bus Rapid Transit route, as well as giving more details on the proposed expansion of the Stadium-Armory Metro Rail station. There are also plans for improved roadway enhancements. “With this plan, we’re showing that we really can do it all: increase our housing supply, bring in jobs and entertainment, create new recreation opportunities and preserve our green spaces – and all anchored around an iconic stadium,” Bowser concluded.
