I built a website that finds cash-flowing real estate deals for you

I'm a software engineer and part-time real estate investor. The most tedious parts parts I find about real estate investing is finding deals. That’s why I made DoorHunter. When analyzing a potential deal on Zillow, Redfin, etc., you have to pull up a spreadsheet, manually plug in the price, taxes, insurance, rent estimates, and expenses, and run the numbers, just to find that the deal doesn’t even come close to meeting your criteria. Do that 50 times a week and it’s a massive time sink. I wanted a way to know if a property was worth my time the second I looked at it, so I built doorhunter.ai. What it does: It’s an instant deal analyzer for on-market real estate listings (like Zillow). Instead of underwriting properties by hand, you set up your custom buy box once, and DoorHunter evaluates listings against your specific criteria automatically. How it works: Pick Your Market: DoorHunter constantly scans over 100 different US markets and monitors when new inventory comes online then we process it through our pipeline to get nearby rents and recently sold homes. Set Your Custom Buy Box: Define your target metrics, expense assumptions, and desired returns (Cash-on-Cash, Cap Rate, cash flow, etc.). We evaluate each property using your numbers: When a new listing pops up on all of the major listing platforms, we pull the property data and run it directly through your buy box in seconds. Currently I've scraped more than 1.5 million properties across the US. Know What A Deal is Actually Worth: Most listings don't pencil out at the asking price. Instead of just telling you a deal is "bad," DoorHunter allows you to easily model different purchase prices, rents, ARVs and whatever else you desire. I've used this and found some pretty good deals this way. I've tried showing it to other investors and talking about it in relevant forums when I can. I get some sign ups but I don't really get any retention. Ideally, it would be great if I could get people to pay for the premium tier because scraping, storing, and serving all of this data is getting kind of expensive. I just can't get that many people to convert. Any advice on how to make this more "sticky"? submitted by /u/viajarsofar [link] [comments]
