So even if it was worth $1,200/month, it looks like the average hourly rate where we live for in-home elder care is $22-36/hour. Let's call it $25. At 16-hours a day and 10 days a month, that's $4,000 (so not even charging for the full 24/7 hours that are plainly expected or overtime for anything). $4,000 pay - $1,200 room and board is $2,800 that would be owed TO the renter.
