The NBCC, a government-owned public sector undertaking, has previously undertaken similar redevelopment projects, including the construction of high-rise buildings in government housing complexes (Archive)The Delhi government is planning to rope in National Buildings Construction Corporation (NBCC) to prepare a proposal based on the public-private partnership (PPP) model to redevelop seven residential land pockets under the Public Works Department (PWD) to meet the housing requirements of government officials.Officials said seven locations — Vikas Bhawan 1 at ITO, Timarpur, Gulabi Bagh, Kalyanvas, Probyn Road, Sindhora Khurd, Sindhora Kalan, and Bahapur — have been selected for the redevelopment project to meet the future housing requirements and better utilise public land on the lines of the Union government’s General Pool Residential Accommodation (GPRA) scheme.The Indian Express had reported in July about the BJP government’s plan to redevelop its residential land pockets.Recently, the PWD was asked to appoint a consultant to study the number of government complexes that can be redeveloped, how much space is available to build multi-storey buildings, and if there is space for commercial activities as well, said a senior official.Officials said the government has shown the seven land pockets to NBCC representatives for development of Type VII residential quarters, office buildings and commercial spaces.The NBCC, a government-owned public sector undertaking, has previously undertaken similar redevelopment projects, including the construction of high-rise buildings in government housing complexes at Kidwai Nagar, Sarojini Nagar, Nauroji Nagar, and Kasturba Nagar.According to a government document, details regarding the land, number of buildings, and plinth area have been provided to NBCC. Once the PPP proposal is received, agencies which would carry out the work would be invited to submit proposals.Story continues below this ad“Some of these locations already have houses and office spaces,” said an official.Among the seven sites, Vikas Bhawan at ITO is one of PWD’s largest office spaces in the city, housing Excise department, Delhi Urban Shelter Improvement Board (DUSIB), Environment department, and Delhi Commission for Women, among others.“The plan is to demolish these structures and construct multi-storey buildings on PPP model, under which private companies will be hired to build buildings and use available space to develop commercial spaces to recover the project cost… maybe even sell leftover land parcels to private developers,” an official said.North Delhi’s Gulabi Bagh, Sindhora Kalan, and Sindhora Khurd colonies currently have around 1200 type 1, type 2, and type 3 government quarters, which have been shortlisted for redevelopment.Story continues below this adNear the Civil Lines area on Probyn Road, the PWD has 16 type 5 residential quarters and another 90 type 3 quarters in the Timarpur area, which have been selected.
