You may also be charged a higher rate for a 40-year mortgage.A loan modification optionA 40-year term may be more appropriate for a homeowner who's struggling to pay off an existing loan due to financial hardship. In this case, the mortgage lender may offer to modify the loan and extend the term as an accommodation to avoid a foreclosure that neither the lender nor the borrower wants. With a 40-year term and lower payment, the homeowner may be able to keep the home.Getting a mortgage with a 15-, 30-, or even 40-year term doesn't mean you must repay your loan for that many yearsYou can choose to make an extra mortgage payment every year or from time to time, such as when you receive a gift, bonus, or income tax refund. Paying more if and when you can help you build equity faster, stop paying for private mortgage insurance sooner, pay less total interest expenses, or pay off your home loan quicker.Alternatively, you can consider adopting a biweekly mortgage repayment schedule. Making this adjustment results in an extra payment each year, which accelerates your payoff efforts.You can also refinance into a shorter loan term to pay off your mortgage more quickly. For example, if you have 25 years left on your 30-year term, you may decide to refinance into a 15-year term to shave 10 years off of your payoff date.A 15-year mortgage may be better if you want to pay off your loan quickly and can afford the higher monthly payments. A 30-year mortgage could be the better choice if you want lower monthly payments, especially if you plan to sell the home after a few years. Even if you're buying your "forever home," most mortgage lenders will let you make extra payments toward your 30-year principal if you want to pay off the loan more aggressively.Paying off your 30-year mortgage in 15 years is not necessarily cheaper than getting a 15-year mortgage in the first place because 30-year loan rates are higher. However, taking this approach to pay off your mortgage faster gives you more flexibility if you can’t afford to pay extra for a month or a year. Just make sure your lender does not have prepayment penalties for paying off your loan early.It's common for 15-year mortgage rates to be about 75 basis points lower than 30-year mortgage rates, give or take. Just remember two things: First, the difference will depend on your lender, and second, even though they come with better interest rates, 15-year mortgage monthly payments are higher.
