Telangana Industrial Infrastructure Corporation (TGIIC), whose decision earlier this year to auction 400 acres of prime land in Kancha Gachibowli created a ripple effect, is now proposing to put on block as many as 17 land parcels totalling more than 66 acres in Raidurg and Osman Nagar.Like in the case of Kancha Gachibowli lands, the objective behind this auction is mobilisation of resources.While Raidurg is a well-known hub of technology development offices or the global capability centres of some of the leading firms across industries, Osman Nagar is part of the fast developing area, also in west Hyderabad.Documents accompanying a call for selection of transaction advisory consultant for providing assistance in the auction show 13 land parcels are in Osman Nagar, including one that is 17.35 acres and largest in the lot. The remaining four are in Raidurg, with the largest 11 acres. Two small parcels of the lot — 0.47 and 0.50 acres — are in Raidurg.TGIIC, which is the nodal agency of the State government for development of industrial infrastructure, has estimated the per acre market value of the parcels in Osman Nagar from ₹18.7 crore to ₹25 crore.₹71.6 cr per acreIn line with the premium it has come to command, Raidurg’s land parcel’s market value are estimated at ₹71.6 crore per acre for a 7.67 acre parcel; and ₹63.3 crore per acre for the 11 acres plot. For the two smaller parcels, the market value is pegged a little over ₹2.16 lakh per square yard. (About 4,840 sq yards make one acre).Proximity to IT corridors, access to Metro rail and institutional zones positions Raidurg it as a high-demand investment destination.
