I had never heard of Earnest Money before, being in the UK, I don't really understand what it is. Here to get approved for a mortgage we usually have to put down 10% cash on the house price, but there doesn't seem to be any smaller payment to the existing owner like this. For my mortgage I had to put down 20% cash because I was single at the time so the mortgage company considered me higher risk.
