Buyers are scarce, and homeowners are sitting on a pile of equity but are having a hard time selling their homes quickly. That can make it difficult to afford to buy another house. However, a Rocket Mortgage loan released this summer may be the solution to buying now and selling later.This embedded content is not available in your region.Read our full Rocket Mortgage review.A bridge loan — also known as a swing loan or gap mortgage — is a short-term loan borrowed from a homeowner's equity that provides a lump sum, allowing them to buy their next house before selling their current home."It's not a consistent program lender to lender," Bill Banfield, chief business officer at Rocket Companies, told Yahoo Finance in a phone interview. "We [at Rocket Mortgage] will lend up to 80% of the value of the existing property, and we'll do loan amounts up to $500,000 in a first or second lien position. It's a six-month loan that is interest-only during that time period."For example, if your home value is $600,000 and you have 80% equity, your bridge loan calculation would look like this:600,000 x 0.80 = 480,000In this example, you may qualify for a $480,000 bridge loan. Whether you sell your house in one day or in six months, you pay off the loan at the end of the six-month term.See Rocket Mortgage on our list of the best lenders for low down payments."It is designed for the buyer, whether they're a move-up buyer or they're looking to move into a smaller home, who wants to tap the equity that they have in their home to use it for a down payment on the new home," Banfield added.And you don't have to move twice by moving into a rental and then buying a house once your home finally sells."Because you get to time it so that you're not putting stuff in storage, and then you have to have it moved again," Banfield added. "I learned firsthand — I was very naive — that when you have a mover come and move you and put your stuff in storage, you get the luxury of paying a second time to have them move it out of storage to wherever you want it to go."This lets you move into your new place while your current home is freshened and staged for sale. You'll also have some breathing room to get the best possible offer on your existing house.Bridge loans are great for sellers, but there's also an advantage on the other side of your sell-and-buy transaction. What you need to know.Banfield said one option to consider is setting up a guaranteed buyout."We can help them get a guaranteed buyout so that in the event they haven't sold their home after a certain amount of time, they would have a predetermined price that they could sell that home for. Rocket is not the buyer of it, but we partner with some people who will facilitate that."Examples of such buyers can include "iBuyers" such as Opendoor or Offerpad."What's nice about that is that you know for sure what your exit price could be if you don't sell it," Banfield added. "It's time-bound. And here's a big benefit when you have a guaranteed buyout: You don't have to include those existing payments on the home you're exiting because you know you're going to be out of it. So per the underwriting guidelines, those payments don't have to be included."Banfield and Rocket Mortgage have been surprised by one benefit of the program: helping homeowners who are downsizing."There's a number of people — more than we expected — who are looking to downsize. And in some cases, they own their home free and clear. Or it's a parent that wants to move closer to their children and pay cash for a house. So they're looking to use a bridge loan or even a second mortgage to simply extract the equity," Banfield said.According to Rocket Mortgage, the steps to a bridge loan transaction include:Listing your current home for sale.Applying for a six-month bridge loan for up to $500,000. (The loan amount will be based on a percentage of the equity you have in your home.)Buying your new home with Rocket Mortgage as your lender.Making interest-only payments until you sell your home and pay off the bridge loan.To be eligible for a bridge loan from Rocket Mortgage, you need to meet the following criteria:You must have a credit score of 740 or higher.You must have a maximum debt-to-income ratio of 45%.You must have sufficient home equity for a maximum combined loan-to-value ratio of 80%.Both your existing and new homes are/will be your primary residence and are single-unit properties.You can use your home's equity for a down payment or closing costs on a new place.You won't have a contingency on selling your house when you buy your next home.You can take the time to get the best offer on your old place.You won't have to move twice.Loan qualifications, such as the minimum credit score and DTI ratio, are more stringent.You'll need adequate equity in your existing house.Bridge loans usually have higher interest rates and fees than other types of mortgages.There's a risk that you won't sell your house before the bridge loan's six-month term ends.We're in a housing market where homes aren't selling as quickly as they used to.
