The Maharashtra Cabinet on Tuesday approved the redevelopment of 4,973 flats across 498 plots at Sardar Vallabhbhai Patel (SVP) Nagar in Andheri (West), through the Maharashtra Housing and Area Development Authority (MHADA).ARTICLE CONTINUES BELOW VIDEOWith nearly 5,000 flats, over 80 societies, and more than 2,600 families involved, SVP Nagar’s redevelopment is among the largest MHADA projects in Mumbai.According to the officials, the SVP Nagar, a sprawling old MHADA colony, was originally allotted in 1993 under a World Bank project for Low Income Group (LIG) and Middle Income Group (MIG) families.The colony spans hundreds of plots and comprises 98 cooperative housing societies, 24 high-income apartment plots, 62 individual plots of 60 sq m, and 245 individual plots of 100 sq m.While the redevelopment of seven societies have already been completed , three are under construction and agreements have been signed for six.Officials said that the MHADA will now focus on redeveloping the remaining 82 societies, which house around 2,666 families.Story continues below this adOver the years, many buildings and chawls in the colony have fallen into dilapidated condition, prompting the need for a comprehensive redevelopment plan to provide modern, spacious apartments and enhance living standards.Although originally intended for affordable housing, SVP Nagar also hosts film production houses and a private acting school, reflecting the area’s diverse character.MHADA’s redevelopment plan, in line with Brihanmumbai Municipal Corporation (BMC) Development Control Regulations (DCR), envisions a township-style layout integrating residential, recreational, educational, health, and commercial spaces.“The project will include green open spaces, schools, healthcare facilities, commercial zones, playgrounds, gyms, swimming pools, auditoriums, community halls, and society offices. Infrastructure will be modernised with upgraded water supply, sewage systems, and electricity distribution, and green building features such as solar energy, rainwater harvesting, and waste management will be incorporated,” the official said.Story continues below this adOfficials said the redevelopment would follow the models of Bandra Reclamation, Adarsh Nagar Worli, and Motilal Nagar, with a high-level committee chaired by the Housing Department Secretary overseeing implementation to ensure efficiency and timely progress.MHADA Vice-President and CEO Sanjeev Jaiswal noted that joint redevelopment would increase floor space per family, provide modern amenities, and create a self-sufficient township within the colony.
