It’s a difference without much distinction. Either way, when someone pays rent they retain the right to use the areas they’ve rented. Are they expected not to contribute to any background noise? That violates their right to freely enjoy the space they’re renting. What if their job becomes remote? What if they want to come home in the middle of the day for lunch? Or to walk their dog? What about when they take a week off to stay home & regroup, they want to get things done around the house? What about holidays? It sets up one party to be domineering over the other, a terrible idea that may lead to mismatched expectations, conflicts & resentment. And who wouldn’t prefer their roommate not to be home when they are? I’m sure they’d also prefer their roommate never to have overnight guests. But it’s also illegal to demand & would be weird to include in an ad. Because even if someone is okay with something at first; circumstances change.
